Pssst...Wanna Buy a Farm?

As I mentioned some months ago, we are planning on selling our farm in Knox, NY (The farm is in the town of Knox, but the address is 43 Crow Hill Road, Delanson, NY - for reasons obscure to us even after a decade and a half, the mail goes two towns away) and moving to urban Schenectady. Well,"The time has come, the time is now..." We've loved living here and chronicling our adventures, and are leaving our wonderful home, our wonderful neighbors and our small nurturing community and school system with regret - and excitement about our new ventures.

The happiest thing for us would be to see someone who will appreciate our land and our home as much as we do take over and take it forward. We've been so busy in the last few years that we haven't brought it to its full potential. So before we use more conventional listing forms, I'm planning on passing this around through all of you, so that we can move forward on our next adventure and also help someone start theirs.

For Sale: 27 acres and huge 100 year old farm house in rural upstate NY, 20 minutes from Albany and Schenectady, 3 hours from NYC and Boston, 5 minutes to I-88, 15 minutes to I90. Newer part of the house has radiant floor heat and R-54 insulation keeping it comfy in winter. Two living rooms, two kitchens, gigantic master bedroom with panoramic views of surrounding fields and woods.

Ample attic storage and huge laundry room, with many walk-in closets. Built in bookcases everywhere and pantry shelving in old-fashioned farm kitchen. House is in very good condition but needs some work, sold as-is. Attached garage, several porches, many, many built ins and additions. In-law apartment is fully handicapped accessible.

We've spent almost 15 years making this into a sustainable homestead. For someone look to be more independent, this is perfect - ample water that can be accessed without power, 18 acres of woods that provide for all heating needs sustainably, food storage and preserving kitchen, wood heat, grazing suited for any livestock, raised garden beds with soil improvement, fruiting trees and bushes and wonderful neighbors who make this a true community. Very suitable for intentional community, extended family or anyone else.

Adorable baby goats could possibly stay. How can you resist? Why should you?

For the two lots (again, separate buildable lot 8.5 acres) without ag exemptions (we are not farming them enough right now to get them) 7200 for both. With STAR exemption.
